How old do you have to be to apply?
18 years of age.
How much is your application fee?
The fee is $55 per adult who will be living in the home.
Can you hold a place before I apply?
We do not hold property without an approved application on hand.
You have a property I want to rent. How do I apply?
The application will ask about the property you are interested in
Do I pay first month’s rent and last month’s rent with my security deposit?
Once your application is approved, you are required to pay the security deposit and first month’s rent.
How do I pay rent?
We have an online portal where you will be able to login to pay rent.
When is my rent due?
Rent is always due on the 1st of the month, if paid after the 1st, rent will be considered late. A late fee of 5% of the monthly rent will be automatically charged on the 6th day.
How do I request maintenance?
All maintenance requests must be submitted in writing through the resident portal on our website. Once received, we will obtain the landlord’s approval before scheduling any work. After approval, the assigned vendor will contact you directly to arrange an appointment. If you do not hear from the vendor within 48 hours, please reach out to us. We value your comfort and are committed to ensuring your satisfaction.
What do I do in case of an emergency?
In the event of an emergency, please contact us immediately at 910-776-6496. An emergency is defined as any situation
involving danger, existing damage, or the imminent risk of damage — such as water leaks, flooding, or gas odors.If
urgent repairs are required, residents are expected to take reasonable steps to prevent further harm. For instance, shut
off the main water valve in case of a leak, or turn off electrical breakers if an electrical issue occurs. In situations
involving fire, gas leaks, or natural disasters, your safety comes first — please call 911 before contacting us. We are
dedicated to responding swiftly and effectively during emergencies to protect your safety and peace of mind.
Do I need approval to make changes to the home?
Prior written consent from the landlord is necessary for any alterations. This includes, but is not limited to, painting, additions such as alarm systems, satellite dishes, light fixtures, ceiling fans, and gardens. Removal or replacement of flooring, wallpaper, or paint is strictly prohibited without obtaining the landlord's explicit written approval.
Do I need approval for a pet?
The Pet Addendum specifies which pets are approved for the property. No pets are allowed on the premises—including
temporary pets or pet-sitting—without prior written consent from the landlord. Any unauthorized pet on the property at
any time is a violation of the lease agreement and may result in a $500.00 fine per pet and/or eviction. If you are
considering adopting or bringing a new pet into the home, please notify us in advance so we can obtain the necessary
approval from the landlord.
Do I need renter’s insurance?
It is mandatory for all residents to possess renter's insurance in order to ensure the protection of both themselves and their personal belongings. We require a copy of the insurance policy and the residents will be required to renew the policy yearly.
My lease expiration is coming and I want to move out. What should I do?
Our lease requires a 60 day notice. Once you determine you want to move out, send in a written notice so that we can arrange for you to move out at the end of your lease term.
